To validate a reservation, our clients must send the proof of payment and the following information:
Identity number or passport number
CPF / NIF
Address / Neighborhood / City / ZIP Code
Time of entry into the building / flight number (if it is air)
Check Out Time
Name of other guests (if any);
To reserve one of our properties, we need a deposit of 100% booking confirmation of the total amount of the rent.
This payment can be made by bank transfer / deposit, credit card or payment in kind in our office.
The deposit will be required at check-in in cash at a pre-determined amount per property at the time of booking.
We do not accept checks; If the client does not want to pay this amount in cash, you have the possibility of making a bank transfer, this transfer must be made up to 7 days before the date you wish to enter the property.
In order to be able to destine your payment, we always require a confirmation of the transfer via e-mail.
Your reservation will be validated once the reservation department of Open House sends a confirmation email.
If, for any reason beyond the control of our management, the leased property is no longer available, we offer our customers the choice of a similar property or full refund of all amounts paid.
Check-in time: 3:00 p.m. to 10:00 p.m.
The client is obliged to inform us the time of his arrival and to give us his contact number. Without this information the check-in can not be done. In the Open House check-in process, the customer will need to call our check-in department (available 24/7), (+351) 914 883 660, within thirty minutes of arrival at the property. After receiving the call, we will send the access key or one of our staff will wait for the guest at the entrance of the reserved property.
If the customer arrives before our official check-in time at 3pm, you can leave your luggage in the office during our time of operation. If the apartment is available and the client wants to be guaranteed the possibility of an early check-in, a change between 6am and 2pm can be combined for a 50% daily rental fee. This amount must be paid in advance.
For check-ins between 10:00 pm and 6:00 am, the rent equivalent to the previous day must be paid.
Check-out Time: 06h to 11h
An Open House employee will meet the client in their apartment at pre-arranged hours in order to examine the property, receive the keys and return the security deposit.
After checking out the customer can store their luggage in our office during opening hours. If the apartment is available and the client wishes to leave only between 11am to 10pm, we require a late check-out fee of 50% of the daily rent. This amount must be paid at the entrance.
For check-outs between 10pm and 6am, we charge the rent equivalent to the next day. If the client does not check out at the agreed time, after a 30-minute grace period, a fine of 50 euros will be charged if the check-out is before 11am. After 11am, the amount charged will be the equivalent of a full night's stay.
In case of cancellation or no-show, the deposit amount will not be refunded. There will be no refund of rent or deposit if the guest decides to leave the apartment before the deadline. Changes to booking dates will only be allowed with written confirmation from Open House.
Open House has the right to immediately terminate the rental agreement without any refund of amounts paid by the client if one of the following occurs: the total number of occupants exceeds the maximum set on our website, disturbance of the neighborhood peace and / or violation of the rules of condominium, organization of parties, consumption of illegal drugs, domestic animals without our permission, non-payment of full rent or security deposit.
If the reserved property has internet connection or cable TV, Open House assumes no responsibility for any connectivity problems or drawbacks resulting therefrom. These services are provided by telecommunication companies and are beyond our control. In case of problems and disturbances with Internet connectivity or TV signal, there will be no refund of the rent payment.
Our guests assume full responsibility for the property they rented as well as for any item belonging to the condominium. The same is applicable to other residents and visitors. The client and all apartment occupants and visitors have to comply with the condo regulations and rules of this. Fines imposed by the condominium administration for noncompliance with the rules will be immediately paid by the client. Additionally they may also lead to a premature termination of the rental agreement without any refund.
There are buildings that do not allow visitors to enter. Please contact us prior to making any reservation where visitors are expected, so that we can make a more suitable property available.
For the contracting parties, they elect the Forum of the District of Lisbon to answer any questions.
